1. Purpose of the House Rules |
|
A Házirend célja, hogy meghatározza a közös tulajdonban lévő épületrészek, területek és helyiségek használatára vonatkozó részletes szabályokat, a Társasházban tartózkodó személyek egymással szembeni magatartását és azokat az alapvető szabályokat, amelyek a társas együttéléshez nélkülözhetetlenek, továbbá előírja a Társasház rendeltetésszerű használatára, állagának védelmére szolgáló, más jogszabályokban nem rögzített követelményeket. |
The purpose of the House Rules is to determine the detailed rules for the use of the parts of the building, areas and premises in common ownership, the persons residing in the Condominium their conduct towards each other and the basic rules that are essential for social coexistence, and provides for the proper use of the Condominium, requirements not laid down in other legislation for the protection of. |

2. Scope of the House Rules |
|
A Házirend tárgyi hatálya kiterjed a Társasházi épületre, az épülethez tartozó telekre, kertre, a Társasházban lévő közös tulajdonú területekre és a lakás és nem lakás céljára szolgáló helyiségeire. |

A Házirend személyi hatálya kiterjed a Társasházban tulajdonnal rendelkező személyekre (tulajdonosokra), valamint mindazon személyekre, akik Társasházat állandó vagy ideiglenes jelleggel használják (ideértve a bérlőket, látogatókat, használókat, meghívottakat, ügyfeleket, és mindazon személyt, aki a fenti személyek jogán, a fenti személyek miatt, illetve érdekében tartózkodik a Társasházban – továbbiakban együttesen: használók). |
The personal scope of the Policy extends to persons (owners) who own property in the Condominium, as well as all persons who use the Condominium on a permanent or temporary basis (including lessee, visitors, users, invitees, customers, and any person who is in the Condominium due to or on behalf of the above persons – hereinafter jointly: users). |

3. Basic rules of use and conduct |
|
3.1 In the building and its associated commonly used areas, regardless of the time of day, refrain from behavior, activity that disturbs the peace of others. |
|
3.2 Noise-related construction and installation work may be carried out in the building at the times specified below: from 8 am to 6 pm on working days. |
|

3.3 In order to protect the owners, users and their property, and the security of the Condominium, the owners and users are obliged to keep the entrance door of the building closed at all times. Access to the building is via an intercom. |
|
3.5 Cleanliness of the residential building, property |
|
a) Smoking and the use of open flames are strictly forbidden in the common areas of the Condominium and on the separately owned balconies and terraces! The use of barbecues or other similar equipment on balconies and terraces is prohibited. |
|
b) The General Meeting of the Condominium decides on the selection of a person or organization for cleaning the common area of the Condominium, with that the determination of the detailed questions of the cleaning, the order of the cleaning, the number of the garbage bins are the task and competence of the joint representative, and in which questions it shall previously reconcile with the estates man, the operator and the audit committee. |

c) Owners and users are obliged to deliver household waste to the storage location in a locally organized form and in a selective manner, preferably in environmentally friendly bags. Do not pour water or other liquids into the rubbish bins. Garbage must not be placed in the stairwell or other parts of the common area, and in front of the front door. |
|
d) Non-household waste, household waste more than normal, sludge, consumer goods, furniture can be stored, placed in household waste. The owner and user must take care of their removal at their own expense. |
|
e) It is possible to carry out cleaning, activities involving dust generation, dust through windows opening into common areas or public areas only at the time specified for the activity with increased noise and only if it is not possible to designate a suitable place for this purpose. It is the responsibility of the Joint Representative to select the appropriate place. The dirt associated with cleaning must be removed immediately after cleaning is completed. |

f) It is strictly forbidden to throw objects (eg butts) out of the building or to spill liquid. Plants can be cared for and stored in the window, on the balcony, terrace, in a common area only without harming the interests of others, in compliance with fire protection rules, plants can only be placed inside the balcony or terrace, observing the above. |
|
g) Who contaminates the common property areas when carrying any material or equipment, it is obliged to immediately remove the contamination at its own expense, without removing the condition. If the identity of the supplier and the owner or user are different, the person for whose benefit the delivery was made shall ensure that the contamination is eliminated. |
|
h) It is forbidden to carry out activities with increased noise on the terraces and balconies between 8 pm and 8 am, and the peace of mind of others must be considered. |

3.6 Protection of buildings, real estate, flats, other premises |
|
a) The parts of the building, the flats, other non-residential rooms that are in common ownership, the central equipment and accessories of the Condominium shall be used economically in accordance with their purpose, without harming the environment, without compromising the condition. |
Ha valamely tulajdonos, használó ezen kötelezettségét nem teljesíti, és az a többi tulajdonostárs, használó érdekét sérti, a szükséges intézkedéseket a kötelezettségszegő tulajdonostárs, használó terhére és költségére a közös képviselő megteheti. |
If an owner-user fails to comply with this obligation and breach the interests of the other co-owners, the common representative may take the necessary measures at the expense of the defaulting co-owner. |

c) If one of the owners, users cause damage to the common ownership parts or in the property of the other co-owner – if the damage is not recovered from elsewhere (eg from the insurer) – in this case the owner, user is obliged to repair the damage at his own expense, remedy or compensate for the damage caused. |
|
d) If the maintenance or repair of the separately owned property or building part involves the performance of works that affect the building parts and building equipment that are also visible from the common area or public area, in that case the work can only be done in the same design and color and quality as the original and other parts of the building. |
Fentiek alapján mindegyik tulajdonostárs a külön tulajdonát, a külön tulajdonában levő lakást és egyéb helyiséget jogosult szálláshely-szolgáltatásra, szálláshely-üzemeltetési tevékenységre használni, jogosult azokra szálláshely-szolgáltatás nyújtására és szálláshely-üzemeltetési tevékenységre irányuló szerződést kötni. |
e) The current owner or user of the separately owned apartments is free to enter a short term or long-term lease or other contract for his property, subject to the applicable provisions. Based on the above, each co-owner is entitled to use its separate property, the apartment and other premises in its separate ownership for accommodation services and accommodation management activities and is entitled to conclude a contract for the provision of accommodation services and accommodation management activities. |

g) It is forbidden to built-in terraces, balconies, or loggias. The common representative shall be entitled to restore the original condition at the expense of the owner. |

h) The co-owner, user has caused the damage due to his / her behavior or activity, shall be liable for the damages caused due to the damage, or change of color of the facade of the Condominium. Anyone whose activities and behavior have damaged the façade shall, at his own expense, restore the original condition of the façade in prior consultation with the common representative. If the co-owner of this does not fulfill its obligation, the Condominium is entitled to restore the original condition of the facade at the expense of this co-owner. |

i) It is prohibited to store radiating, explosive and other hazardous harmful substances in the separately owned property. |

3.7 A közös tulajdonban lévő területek használatának és a tárolás szabályai |

|
a) Areas and rooms in common use can be used only in accordance with their purpose. |
|
b) It is prohibited to store furniture, other objects or materials in common areas – in particular corridors, staircases, foyers, areas designated as escape routes, common used gardens. The owner or user is responsible for accidents, damages and fines resulting from illegal storage. |
|
c) In the case referred to in subparagraph (b) above, the common representative shall be entitled to remove any furniture, other objects, materials, items cause accident or stored without permission at the owner’s expense. |

d) Everyone is obliged to keep the doors leading from the stairwells to the garage closed. |
|
3.8 Animal husbandry |
|
a) It is strictly forbidden to walk or aerate the pets in the garden part belonging to the common property, the animals kept in the apartment must not be allowed into the common area. |
|
b) It is prohibited to keep or feed any animal in such a way that it contaminates the loggia, balcony, terrace, the windowsill, or common area. |
|
c) The owner is obliged to immediately clean the dirt and grime caused by the animal. |
|
d) An animal which is dangerous or which may be kept only with a permit shall not be kept in a common area or in a separately owned property. |

3.9 Kerthasználat |

|
a) In the garden, it shall be refrain from any activity (eg football, tennis, volleyball, etc.) that is suitable for damaging the created green area or its condition. |
|
b) When using the garden, all persons staying there must preserve the recreation park nature of the garden. It is prohibited to do activities (skateboarding, roller skates, etc.), which may disturb the peace of mind of those wishing to relax. |
|
c) Users are obliged to protect the integrity of garden paths, vegetation and landscaping living environment. |
|
d) Pesticides harmful to health during regular spraying of plants may also be used, of which the common representation shall in all cases inform the owners. The Condominium is not responsible for possible damage to health despite the information. |
|
e) Persons entering the garden are obliged to close the doors leading to the garden, to prevent unauthorized access to the inner garden. It is forbidden to approach the ground floor properties from the garden, because it leads deterioration to the created green surface before time. |
|
g) Areas of the garden not covered by exclusive garden use may be used for security and property protection from 8 am to 8 pm. |

|
a) Compliance with the Fire Safety Regulations applies to all owners and users. The it is mandatory for everyone to know the fire protection system of the building and the location of the fire-fighting equipment. |

a) A person who violates these House Rules commits an offense. |
|
b) It is the duty of the owners and users to observe the rules of cohabitation in the Condominium and to enforce the provisions of these House Rules. |
|
c) The Common Representative shall keep the House Rules clearly visible in the stairwells place. |
|
d) Owners and users are obliged to inform the common representative immediately if they become aware of an event that violates the House Rules. |
|
|
|
Amennyiben a Házirend hasonló rendelkezése kerül ismételten megszegésre a tulajdonos vagy használó által, ebben az esetben a kötbér összege megduplázódik. |
If a similar provision of the House Rules is repeatedly violated by the owner or user, the amount of the penalty will be doubled. If the House Rules is continuously violated, the penalty will be enforced for each day on which the House Rules is violated. |
|
A kötbér közös képviselő általi érvényesítése nem érinti a közös képviselet azon jogát, hogy a Házirendet megszegő tulajdonostól, használótól kártérítést követeljen. |
The enforcement of the penalty by the common representative does not affect the right of the common representation to demand compensation from the owner or user who violates the House Rules. |

f) In the event of negligence or omission on the part of the owner or user, the common representative is entitled to have fulfill the obligations of the owner and user with third person in accordance with the House Rules at his own expense and risk. |
|
|
|
4.1 The General Meeting is entitled to amend the provisions of the House Rules in accordance with the rules governing the amendment of the Organizational and Operational Rules. |
|
4.2 The owner or user is obliged to comply with the provisions of the House Rules in force at any time and to acquaint and comply with the House Rules in force at any time. |
